MY TOP 5 BIDDING TIPS
Thanks to a question on Saturday, here are my five best tips for bidding on a property:
1) GET IN WITH THE ESTATE AGENT.
You don’t have to be their best friend but make yourself known to them. Ask questions, respond and follow up. Don’t just send an email offer out the blue, you want them to know who you are.
2) MAKE A FAIR & DECENT OFFER.
Don’t do cheeky offers. If your the first to bid, make it a fair price you can afford and they might just accept. If you’re raising another offer, make it a fair offer above the previous, not just a silly €500 or €1000.
3) DO YOUR HOMEWORK.
Make sure you know what other properties have sold for in the area. And let the agent know that you know so they know you’re serious and making intelligent offers.
4) MAKE AN ODD NUMBERED OFFER.
Instead of a round numbered offer (eg €250,000) make an odd looking number like €252,355 of something. It looks like you’ve thrown the kitchen sink at it.
5) SET A MAX. BUDGET.
Set a price you will NOT exceed. And stick to it. If you miss out, a better property will always come along later. Don’t panic and over extend.
