Thinking about selling in 2021 but the new lockdown stopping you? Here’s our 5 top tips to be getting on with while you wait so you are ready to go when the market opens up again:

1. 1) PREPARE YOUR HOME 🏡

Get your house ready for sale. There plenty of time for DIY. Fix any problem areas, repaint where needed. Have a big clear out and declutter. While you can’t do to shops for new furnishings, sometimes less is more.

2. 2. PREPARE YOUR LEGALS 👩‍⚖️

Slow solicitors are the bane of any sale (sorry solicitors!). Don’t wait until later, get them started on your legal work now. Request title deeds from the bank (they’re even slower right now) and get contracts drawn up. Fix any problem planning or building regulations issues. Have everything ready to go to ensure a quick and easy sale later.

3. 3. TIDY YOUR GARDEN

Your outside space will be your property’s first impression and at this time of year it’s probably not looking it’s best. With spring around the corner, now is the time to get green fingered. Tidy, plant, trim and prepare to have your garden in top shape come spring launch.

4. 4. GET A VALUATION 💶

Agents are desperate for property and raring to get back to the market. While they can’t visit your house at the moment, they are perfectly able to perform virtual valuations over the phone, just by their local knowledge and the power of Google maps! Get valued, discuss potential buyers, get tips on presentation and prepare a launch strategy.

5. 5. PREPARE PHOTOS / MEASUREMENTS 📷

In some cases a photographer or surveyor may be able to call to your house. You could get started with professional photography, drone photography and videos, plus measurements and BER assessments. Have everything ready to go when the market reopens to achieve the best possible launch for your property.
